In this phase, we sort through the details of your project, discuss the goals and determine feasibility. We will establish the desired design approach for your project (custom, customized predesign, or full pre-design), a timeline and price. *conceptual pricing on customized options.  Fixed price construction contracts once design is complete

3. Design Contract Review

(2-8 Months)

Having established your needs vs. wants, and the design approach you’re proceeding with. We will send a design proposal for you to authorize.

Upon acceptance of concept and budget we proceed to the design stage.

4. Design & Permitting

Our Design-Build method allows us to optimize for construction efficiency, cost-effectiveness, and feasibility.

For Custom house builds, the designer for your project will work with you and the design team to ensure the project is kept on track with respect to our prefabrication process. In the Schematic phase our estimator will provide a conceptual budget, and at the Building Permit stage we further refine the budget and aim to have a final budget established shortly after the BP Application has been submitted.

Predesigned models design and permitting can be completed in as little as 2 months. Custom homes typically take 6-8 months.

Both predesign & custom homes require material decisions to be made, foundation and engineering permitting. While we design your home, we create a conceptual build budget.

This simultaneous design and budget ultimately saves money and time down the road. Once you have approved the design we complete the building permit set and coordinate with all third party professionals involved on your project.

Every project we do is based on a fixed price. Our design-budget-build process enables us to design and budget simultaneously and correct as needed. This ensures we meet the requirements of all parties. This is one of the benefits of the prefabricated home process. We’re able to control more variables involved in building, so we can set a price and stick to it. 

In this step, we present you a construction contract that includes scope of work and a fixed rate. Upon acceptance of this contract, we proceed to the home construction phase.

5. Construction Contract Review

Once the Construction Proposal is authorized & the permit is issued, we build your home in volumes or panels or a mixture of both at our factory. We’re able to complete the home by up to 90% on the modules and 30% on the panelized components. . All modules are fully framed, insulated, the exterior finishes are completed, as are the electrical and plumbing, drywall and interior finishings.

6. Off-site Home Construction

7. Foundation

(4-8 Weeks)

While we build off-site the foundation can be completed simultaneously, this results in a shorter construction timeline, minimizes impact on the property, eliminates weather delays and diminishes wasted materials. Depending on the complexity and size of the build, this part of the project typically takes about 4 weeks.

8. Delivery, Install & Finish

(2-6 Weeks for modules, 4-5 months for panels)

Once the project is ready to deliver we load up for transport and meet the components of your projects onsite along with the crane. When building with modules we will typically complete the project within a few weeks while a panelized home will be fully weather proofed and insulated but will take another 4-5 months to complete.
